Warwick Township has updated its forms and permit applications for 2010. We will no longer be accepting the old forms!

Warwick Township is now requiring non-refundable deposits for all permit applications. A $100 non-refundable plan review deposit is required with all permit applications expect for residential  permits that do not require zoning review, which will be charged a $50 non-refundable deposit.  Non-zoning residential  permits are limited to the following: residential HVAC, residential water heaters, residential electrical only permits, and residential plumbing only permits.

Warwick Township is going green! Did you know you may be eligible for a discount on your permit fees if you install equipment and products that are certified green by a third party (e.g., LEED, Energy Star, etc.)? Simply fill out and submit the "Green Incentive Discount" form along with your permit. You must attach Third Party certification to be considered for the discount.

Permits

Permit requirements and exemptions.

An owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish or change the occupancy of a residential building or erect, install, enlarge, alter, repair, remove, convert or replace an electrical, gas, mechanical or plumbing system regulated by the Uniform Construction Code shall first apply to the building code official and obtain the required permit under § 403.62a of PA. Act 45, Title XXXIV Enforcement Regulations(relating to permit application).

Building Permits ARE required for:
  • All structural interior and exterior changes (i.e., additions, basement finishes, sheds, decks, fences {zoning permit}, chimneys, pools, roof dormers, window enlargements, concrete patios, garage conversions to living space, wood stoves, gas fireplaces, paver brick or slate patios set in sand).
  • Re-roofing existing roofs.
Building permits are NOT required for:
  • Exterior siding and/or window door, garage door, storm window and storm door replacement when items are replaced in kind.
  • Exterior or interior painting, papering, tiling, carpeting , flooring, cabinets, countertops and similar finish work
  • Retaining walls that are not more than 4’ high.
  • Swings and other playground equipment for one and two family dwellings.
  • Window awnings supported by an exterior wall which do not project more than 54 inches from the exterior wall and do not require additional support
  • Replacement of any roofing material that does not exceed 25% of the total roof area performed within a 12-month period.
  • Repair or replacement of any part of a porch or stoop which does not structurally support a roof located above the porch or stoop.
  • Installation of additional roll or batt insulation.
  • Replacement of exterior gutters or leaders.
  • Installation or rearrangement of communications wiring.
  • Replacement of kitchen or bathroom appliances or fixtures (If the appliances or fixtures are not being moved to a different location).
Your building plans are reviewed by certified inspectors knowledgeable in building, plumbing, fire and mechanical codes. They also inspect your project at several points before completion. This ensures that your structure meets the building code requirements of the State of Pennsylvania and the Warwick Township Code.

Contractors are required to supply their Contractor's State Registration information to Warwick Township.

Use & Occupancy Applications

Use and/or Occupancy of a property without a valid Use & Occupancy Certificate issued by The Township of Warwick constitutes a violation of Township Ordinance No. 97-05, as last amended, and may result in the Township pursuing the legal remedies as set forth in said Ordinance.

 

Applications are due a minimum of 30 days prior to settlement/occupancy; the applicant must contact Warwick Township to schedule an inspection. Most inspections will be scheduled three (3) weeks prior to issuance. Please plan accordingly.
